VAT and RCT for general building work
Supply-and-fit construction services are charged at Ireland's reduced 13.5% VAT rate — unless the materials you supply cost more than two-thirds of the total price, in which case the standard 23% rate applies to the whole job (Revenue's "two-thirds rule"). If you're subcontracting for a principal contractor under RCT, invoice VAT-free instead — the principal self-accounts and withholds 0/20/35% depending on your RCT compliance rate.
General building is where the two-thirds rule bites hardest — on a €6,000 ex-VAT job, materials over €4,000 ex-VAT (two-thirds) tip the ENTIRE job to the 23% standard rate; keep materials at or under €3,900 ex-VAT on that example and the whole job stays at 13.5%. Work this out per quote, not as a rule of thumb (source: Irish Trade Price Book v1, 17 August 2026, §1 VAT (citing Revenue.ie)).
